Auckland industrial vacancy rose from 3.7% to 4.0% in the first half of 2026, according to JLL's market update of 11 August 2026. Over the same period prime warehouse rents still edged up and prime yields didn't move. That combination tells you a lot about where industrial land value sits right now.

## What happened

JLL's numbers for Auckland:

- Regional vacancy rose 30 basis points, from 3.7% to 4.0%, in the first half of 2026.
- Average net prime yields held at 5.25%. Secondary yields held at 6.00%.
- Prime average net warehouse rents rose from $200 to $203 per square metre a year in the second quarter, a 1.5% increase.
- About 42,415 square metres of net industrial space was completed across Auckland.
- Occupier demand softened slightly.

## What it means for Auckland industrial land

**Finished prime stock is holding its value.** Rents are still rising slowly and yields are flat, so the end value a developer works back from hasn't fallen. As illustrative arithmetic only, $203 of net rent capitalised at 5.25% is about $3,870 per square metre of lettable warehouse. That isn't a valuation, but it's the shape of the sum every buyer of your land is doing.

**Speculative building is riskier than it was.** More vacancy and softer occupier demand mean a building put up without a tenant may take longer to lease. Developers price that risk into what they'll pay for land, usually by wanting a pre-lease or a lower land price.

**The gap between prime and secondary matters.** Prime yields at 5.25% against secondary at 6.00% means buyers pay noticeably more for the right product in the right place. Land that suits modern logistics, with good access and site coverage, sits on the prime side of that line. Land that doesn't will be priced off the secondary side.

## Who should act and how

**Owners of zoned industrial land** should price off what a developer can build and lease today, not off the land sales of two years ago. If your site has been on the market for a while without a deal, the price is usually the first thing to look at, and a single realistic reset tends to work better than chasing the market down in small steps.

**Developers** should test feasibilities against a longer leasing period and treat a pre-lease as the thing that unlocks the site, not a bonus.

**Owner-occupiers** building for their own use carry no leasing risk, so they can often justify a land price that a speculative developer can't. If you're selling, they're a buyer pool worth targeting directly.

## What I'd watch next

Whether vacancy keeps rising in the second half of the year while rents stay firm. If rents start to slip, end values follow, and so does what developers will pay for land. If vacancy settles, the current land pricing holds.

## Questions landowners ask us

**What is the industrial vacancy rate in Auckland in 2026?**
JLL reported regional vacancy of 4.0% for the first half of 2026, up from 3.7%.

**What are prime industrial yields in Auckland?**
JLL put average net prime yields at 5.25% and secondary yields at 6.00% in its August 2026 update.

**Is now a good time to sell industrial land in Auckland?**
End values are stable, so well-located land with good access still has buyers. Sites that need a speculative building to work will be priced more cautiously, and the asking price needs to reflect that.
